What is a loan modification?

IT IS NOT A REFINANCE! A loan modification is a process whereby the terms of an existing loan are changed. The sole purpose is to enable the homeowner to make their payments for the foreseeable future. With a loan modification, there are no credit checks, appraisals or points; modified rates never exceed 38% of gross household income. We qualify you for these programs by doing our homework first and then we analyze your individual financial situation to get you a new rate and amortization of the loan. How we present you to your lender is the key to our success.

While it may seem be straight forward, this process it is not as easy it sounds. Even with the government programs, convincing lenders you qualify for relief is difficult to do.  We make the case for you relief convincing and understandable to your lender. We present your information in a cohesive and comprehensive package in accordance with lenders’ strict guidelines to get your request for relief in front of the right decision maker at your lender.  Then we follow through, diligently working on your behalf to secure the best possible result for you.

Under federal loan modification programs, borrowers stay with their existing home, in their existing mortgage, but with new and improved terms and conditions. Borrowers are able to reduce their interest rate, lower their monthly mortgage payment, and alter the term of their loan resulting in affordable mortgage payments.
